Forrest Hill is one of those North Shore suburbs that rarely makes headlines but consistently holds families. The short answer to why: it sits centrally on the Shore — inland between Takapuna, Milford and Wairau Valley — with quick motorway access, established residential streets, and reach into the North Shore’s school network.
If you are looking at Forrest Hill for a family home, here is what matters.
Where is Forrest Hill?
Forrest Hill is roughly 10km north of Auckland’s city centre, tucked behind the coastal suburbs. It is not a beach suburb — Milford and Takapuna beaches are a short drive rather than a walk. What it offers instead is position: you are close to the Northern Motorway, close to Takapuna’s commercial centre, and close to Wairau Valley’s big-box retail and services.
For families, that ordinary practicality is the point. School run, groceries, motorway, sports fields — all short trips.
What is the housing like?
Forrest Hill grew up as a post-war residential suburb, so the older stock tends to be single-level homes on reasonable sections. Over the last decade that has been steadily supplemented by infill and redevelopment — replacing one older home with two to four better-designed ones.
That means two quite different products sit side by side:
- Original homes on larger sections — more land, more maintenance, often needing work.
- Newer builds — better insulation, better layouts, lower upkeep, smaller footprints.
Which suits you depends less on budget than on how you want to spend your weekends.
The school question — and how to get it right
Schooling is genuinely one of the reasons families target this part of the Shore. But this is where buyers most often go wrong, so be precise:
School zones are set by address, not by suburb. Two houses on the same street can fall into different zones. Zones are also reviewed and can change.
Before you commit to any property in Forrest Hill — or anywhere in Auckland:
- Get the exact street address.
- Check it on the Ministry of Education’s official school zone map.
- If the zone is a material part of your decision, confirm it in writing as part of your due diligence.
Do not rely on a listing description, an agent’s summary, or a suburb-level claim in an article — including this one. A zone that mattered last year may not be the zone that applies this year.
What else should you check before buying in Forrest Hill?
Sunlight and orientation
Forrest Hill has gentle contours. On a family home you live in for a decade, orientation — which way the living spaces and outdoor areas face — makes more day-to-day difference than almost any other design decision. Visit at different times of day if you can.
The quality of an infill build
Because so much of the new supply here comes from small infill developments, quality varies widely between builders. Practical questions to ask:
- Is the restricted building work being done or supervised by a Licensed Building Practitioner (LBP)?
- What is the consent status — resource consent, building consent, and where is it up to?
- What will you receive at completion, and what does the Code Compliance Certificate (CCC) timeline look like?
- How many homes is this builder actually delivering at once? A developer running dozens of sites is a different proposition from one running a handful.
Body corporate and shared arrangements
Small developments often involve shared driveways or common areas. Understand what is shared, who maintains it, and what it costs before you sign.
Is Forrest Hill right for you?
It suits families who want central Shore convenience and schooling options more than they want a beachfront address or a café strip at the end of the street. It rewards buyers who plan to stay a while — the value here is in the everyday logistics of family life, not in novelty.
Building in Forrest Hill
Park Homes is developing four four-to-five-bedroom family homes on Forrest Hill Road, each around 200m², with resource consent approved and completion targeted for late 2027.
They are designed for exactly the buyer this suburb attracts: growing families and long-term homeowners who want practical modern living, built to a standard that holds up. Every stage — from structural work to interior finishes — runs under our own quality control, and restricted building work is carried out under a licensed building practitioner.
It is a small release of four homes. If Forrest Hill is on your list, register early.
